Looking for parties interested in taking lease over

Myself and two roommates currently live in a two-bedroom apartment at the Rockland East in Lawrence, KS 66046, on 1301 W 24th St. I'm looking to move closer to where I work, but need to find a replacement in order to do so.

The bedroom is $495. It can easily fit two people.

A little bit about the apartment:

There is a private bathroom/shower attached. The room also has windows and comes with a king size memoryfoam bed and mattress, as well as a 4-drawer dresser and sliding mirror closet and a desk and chair. It also features a walk-in closet.

The remainder of the apartment is fully-furnished, and includes a washer, dryer, couch, coffee table, t.v. stand, kitchen table, two chairs, a countertop, fridge/freezer, divided sink with garbage disposal, dishwasher, oven, and stovetop, as well as a microwave and numerous cupboards for storing things. Garbage and recycling bins are also included, and valet trash service will pick their contents up from outside your door twice a week for a $10 monthly fee. There is also a sliding screen door that leads to a small, shaded, concrete patio outside. There is a rather nice garden area bordering the apartment as well, with what I believe to be petunia bushes blooming every Summer.

There are a LOT of parking spaces right outside the building. Finding places to park has never been an issue for us here.

The apartment complex's main office building includes a pool (open in the Summer) and hot tub (open year-round), as well as a gym, dog park (complete with obstacle course), and two basketball courts (one inside and one out). There are also several computers open to resident use with a printer/scanner attached. With the exception of the pool and hot tub, each of these services is available to residents 24/7. Additionally, there is a soccer field in the rear of the complex.

A resident-exclusive shuttle service is also provided, and there are two bus stops right outside the complex gates.

The apartment is also within walking distance (5 minutes) of a Dillon's, Starbucks, and Natural Grocers. Plenty of additional food options are right down the street.

Finally, the entire complex sits right at the mouth of Naismith Valley Park, and so offers a lengthy concrete walking trail right into the (frankly, quite beautiful) woods, making it perfect for hiking, dog-walking, running, biking, boarding, unicycling, etc.

This is a groundfloor apartment partially built into the hillside, so it serves as adequate tornado protection and does a good job of staying cool in the Summer.

Pets are allowed, although a small monthly fee ($20) will need to be payed to the main office if said pet is not a clinically-approved service or therapy animal.

UTILITIES: The only utilities you're required to pay each month are the $10 valet trash service fee, and electricity (can range from $40-$65 depending on your use of AC/Heating.

If you have a friend/roommate you'd like to live with you but don't want to live out of the same room, please lmk and I can easily accommodate extra living space for them.
